If you have seen our sign you obviously know that the area is extremely dynamic. US 290 has a very high traffic count and being located at a traffic light makes it possible to take advantage of this asset. We are at the corner of Hays Country Acres Rd and the new Headwaters Boulevard, which is directly across 290. The site is just to the west, and adjacent, to the Sleep Inn & Suites.
The Sleep Inn & Suites is very successful with extremely high occupancy rates. Dripping Springs area is one of the main wedding destinations in the Hill Country with many event spaces around the property. The city is expanding with a lot of new residential and commercial activity.
All you have to do it look at the website of the Headwaters community that has opened across the road to know how amazing this location is for business. There will be about 5000 upscale homes with possibly 10000 residents who will exit their subdivision with a direct view of your location as they wait for the traffic light to change. They already have their signs up for the retail development across the street from our property.
Additionally a mixed use development of about 80 acres across the street and slightly to the west has broken ground with site work ongoing. The area is exploding in a quality, sophisticated manner. We were recently notified of a permit application for a 175 apartment complex across the road.
